We all want to sell our home for the most money and in the shortest amount of time. Here are some tips for selling your home so you avoid 5 common mistakes.
The first mistake is not paying enough attention to curb appeal and first impressions. When a buyer walks from their car to your home, they should be thinking “Wow, this place looks great!”. Make sure your lawn is well maintained and your front door is in good condition.
The second mistake we often see is the homeowner not doing a deep clean on their home. Even the most well-kept home usually can use a deep cleaning before it goes on the market. We recommend hiring a cleaning company to do a deep clean.
Next, leaky faucets, burned out bulbs stained carpets and other minor repair items can cause buyers to think the home is not well-maintained. Take care of maintenance items like this to ensure a potential buyer gets the best impression of your home.

Finally the number one mistake we see is pricing the home too high. I know it may be counter-intuitive but setting too high a price can actually cause you to net LESS at the closing table.

1. Put all of the small items on your bath and kitchen counters into small boxes. When it’s time for a showing, just grab the box and stick it in a cabinet. After the showing put iback on the counter.
2. Turn on all of the lights and open the curtains before a showing. Buyers want to see a nice , bright home. And in today’s world it’s safer too if buyers and agents don’t have to touch your light switches.
3. Write a short paragraph or two about shy you love living in the neighborhood or town. Leave it on a counter for buyers to read and give it to your Realtor to incorporate in the listing.
